Application Process
 

 

So you like one of our properties?

Since you are already at our website, please use this as your first line of information. We normally include detailed information on properties that are ready to rent. We normally list pertinent information as well as pictures.  We also list the address when available. We encourage you to drive by our listed properties to determine whether the residence and surrounding area meet your needs. If you decide you’d like to view the inside, please give us a call for an appointment. We normally schedule showing for our properties during the week.  if you are unable to make one of our showings, and we have times available, we would be happy to set an appointment for you.
 

I have seen the house and want to submit an application!

Each intended adult resident (18+) needs to complete a separate application, providing all pertinent information requested. Underage co-occupants can be listed as such on an adult’s application, and do not require an independent application submission. The processing fee is $20.00 for each individual adult applicant or co-signer. Charterhill Rentals application process is guided by our “Policies”, referenced under "Rental Info".


If I decide to submit an application, how long will everything take?

We make every effort to have an initial evaluation and response available for you within three business days. Our ability to confirm your provided info is crucial to the speed of our acceptance. We check information such as income, employment history, credit and rental history. If you haven’t heard back from us within 4 days, please feel free to call.
 

I've been accepted, Now what?

Once you’ve been notified of acceptance, you will be required to provide a “deposit” to hold the property in question. This deposit is applied toward the total costs of moving into the property you’ve chosen. You will need to sign a preliminary “Deposit” agreement, which will clarify the steps and obligations involved in finalizing the rental transaction.
 

My rental contract, what can I expect it to include?

Each lease or rental agreement is different and specifically designed to suit the needs of the parties involved, meaning the owner, the resident with specifics concerning the property. Some properties are month to month rentals versus leases.  This information will be identified on a property by property basis.  All contracts include "standard contract provisions".  These can include items such as: "tenants are not to alter any property unless granted prior approval by the landlord".  Some contract clauses are mandated by federal or state requirements, such as; lead-based paint disclosures, Megan's Law notifications, and Proposition 65 advisories are included by statute. We provide sample rental agreements if you would like to review a typical agreement.  Please remember that these sample agreements will not be identical to the real contract that will be created between Charterhill Rentals and you, the renter! Please call us and ask if  you have specific questions!
 

I Have paid my deposit and signed the rental agreement, what comes next?

Charterhill Rentals manages many, but not all, of the properties that we represent for rental. During the application and acceptance process, we will be sure to tell you whether you will be dealing with us or the property owner as your main contact. This also includes to whom and where you will be paying rent.
